Stay miles away from these guys. 10 years in Australia and worse rental agency to ever deal with. I have rented places from 3 other property agents and never got into a single argument. But these guys, are so disrespectful you can't even imagine. Just try to have a normal conversation with Chandy and you'll know how unprofessional and rude someone can be. Their lack of empathy and disregard for tenants' concerns is staggering. Save yourself the headache and look elsewhere for your rental needs. Trust me, you won't regret it.

Dreadful company. Was a tenant in a unit when they took over management. They just seem to wilfully ignore not ethical expectations of the job, but even the law.

Reported a maintenance issue when I discovered that draining the bath would flood the unit. A plumber came out, deemed it an external issue that was affecting multiple units and SA Rental seemingly deliberately tried to misinterpret it as stating there was no issue and tried to bill me. I sent a video of the issue, which was ignored. They kept trying to charge me but when I made it clear I was willing to take it to the tribunal, suddenly the invoice was cancelled.

Another issue arose when I paid a water bill. Before that, I'd paid a lump sum to cover water, so I hadn't gotten water bills. When one arrived, I duly paid it, thinking that my original payment had expired. I got another bill and paid that. I was then told I had an outstanding amount. They tried to claim that there was an earlier bill from over 6 months earlier that they never sent me. I pointed out the law gave them 3 months to pass those one, but they ignored that and also refused to show anywhere they had sent it to me. After chasing me for 11 months, my repeated quoting of the law and no proof to the contrary from SA Sales and Rentals, they finally cancelled the invoice. They also attempted to breach me over the invoice, which similarly led to nothing.

During inspections, they were also rude and unnecessarily picky. Would pick on issues such as cobwebs and leaves....outside. Made the claim it looked untidy, whilst they refused to fix broken lights, holes in fly screens that had been in place since I moved in years earlier and eaves falling down.

Was ultimately not given a renewal, shortly before the law changed to require a valid reason. To that point, I had paid all my rent and valid invoices. Despite potentially being able to fight the notice due to it being incorrectly filled out, I left and ensured the place was cleaned properly.

I had overpaid my rent by 3 days and despite leaving the place in a good condition, thus getting back every cent of my bond without dispute, when I chased Chandy up for the money owed back for over paid rent, she came up with a "final water bill". Either she can't do that well or simply fabricated it, because she claimed for the single extra month the water bill was more than 3.5 times the entire amount of the prior water bill for 3 months.

I believe that invoice was entirely fabricated to try to avoid paying me the money they owed, which they still have yet to pay.

This is not a company I would trust to do the right thing at all when it comes to money. They even threatened to invoice all tenants quarterly if any bins were left out despite having no legal basis to do so, or even any evidence that it would cost them money. Seems likely to me that they were only trying to get more than they were entitled to. Perhaps my knowledge of my basic rights were the prompt for them to want me gone before they had to legally justify not giving an extension.

But in a world where there are some awful agents, Chandy Bond and SA Rental would be by far the worst I've come across. I'd tell any tenant to run and any landlord not to hire these people if they wanted to be comfortable they weren't going to end up paying more money than they should.
