As a property owner of Mac Residence, I would like to share my frustrating experience:

Frasers' team rushed to settle the property without checking the hot water meter beforehand. The harsh noise has been occurring every day and still hasn't been fixed since settling almost three weeks ago. It's very frustrating to be woken up around 5:30 am during sleep. It's also difficult to sleep late at night due to the harsh noise. Just a reminder for other buyers: please check whether this issue has occurred in your building before settling; otherwise, ... Many owners of Mac Residence have reported this issue, but there has been no resolution.

Important update:
It's already April 19th, and the issue still hasn't been fixed. It's very annoying, especially around 12:20 am. Lately, the harsh noise has been occurring quite frequently between 11:45 pm and 12:12 am. My family and I have been unable to sleep well. We reported the problem to the responsible person, but it seems like there's been no resolution.

As a property owner of Mac residence, I would like to share with you the serious delays incurred and the disconcerting communication handling of the developer in this project. I know there are upcoming phases of other residential apartments from this project, so I hope these can serve as a reference for you as a potential buyer.

From the very original construction management plan (which is available online from the developer themselves), the estimated project completion date was 17-Jul-2023. When we purchased the apartment back in 2021, we were told that the project might be delayed a little bit and expected settling in around Q3 2023 and very unlikely to be later than Q4 2023. My husband and I therefore rented an apartment nearby with the tenancy end by end-Jan 2024 and planned to move into the new place in Q3 2023.

After we bought the apartment, the developer had been communicating the expected settling date was second half of 2023. Until August 2023, I received an update from the developer saying the expected settling date was November 2023.

For two months, we did not receive any update on expected settling date from the developers and we believed things went well, but we still wanted to double confirm the settling date since we had to arrange for mortgage and purchase furnitures. We sent an email to the developer and asked for confirming the settling date and 3 hours later, their customer care sent out a mass email saying the settling date was going to delay to Jan-2024.

From the email, customer care said we can contact them to discuss, we therefore sent out another email specifying our situation and our tenancy was going to end in Jan 2024 and would therefore like to seek help to ensure our apartment could settle among the earlier batches. I quoted here what we received in return - “Purchasing off-the-plan does come with risks as well as benefits and I am sure your solicitor has explained that we are still on-target to complete the settlement as per your contract terms.” accompany with a bunch of sorry but not so sorry words.

In November (which was the original settling time), we inspected the apartment and told our situation to customer care again in person and were told we could contact him by whatsapp / phone call to double check on the settling date.

In end-Dec, our layer notified us the occupation certificate was anticipated to be issued on or around 9-Jan 2024. To us, everything seemed went well. On 9-Jan, no update was received and not on 10-Jan either, we therefore contact customer care as told before and were told “updates would be shared in these two days”. So we waited for a week, and no update at all. On 18-Jan, we decided to visit the sales and display site of the project, and we asked the reception the expected delivery date of the project, and he said was March 2024.

It seemed to us that they thought they could get the occupation certificate, but no, at the end, they did’t. At this point, we are particularly concerned about the ability of the developer to deliver a quality project because they don’t even seem to understand the completion criteria.
