One star — I strongly advise caution when dealing with Linden Wise Pty Ltd and agent Shane.

I usually write positive reviews, but I feel obligated to warn others about our very negative experience.

My partner and I had just arrived in Sydney and found a property listed through Domain. We attended the inspection and met Shane, who told us that to secure the lease, we had to commit to a one-year contract and pay a full year’s bond upfront. Desperate to find a place, we agreed.

We were promised the apartment would be cleaned before we moved in. When we arrived, it was filthy — I won’t go into detail, but even the bathroom was disgusting. Shane told us, verbally, that we could return the flat in the same condition we received it, which sounded fair at the time, considering the state it was in. I spent hours cleaning in the summer heat just to make it livable.

Unfortunately, we had to leave the country after only three months. We accepted that part of our bond would be deducted. Before we left, I did my best to clean the flat and left it in better condition than when we moved in. Despite this, Shane claimed the apartment was dirty, pointing out tiny details to justify withholding more of our money to pay for a cleaner — something we find extremely unfair considering how dirty it was when we moved in.

Sadly, since Shane’s promise about the “same condition return” was only verbal, we had no written proof or detailed photos to protect ourselves. In the end, we feel we were scammed - being penalized for the same poor conditions we were forced to accept.

I hope this review helps others be more cautious — always get everything in writing and take plenty of photos. I wouldn’t recommend this agency to anyone who expects honesty and fairness.

Absolutely Unprofessional – Stay Away from Linden Wise

Our experience with Linden Wise has been nothing short of frustrating and disappointing. This company operates with a clear lack of transparency, professionalism, and accountability. From the very beginning, we were misled and given false promises regarding a piece of land we purchased through them.

The land came with an already approved house plan, but we were explicitly told by their agent that we could submit our own design and change the plan without any issues. Based on this assurance, we went ahead with the purchase — only to later discover that the council rejected all of our changes, and we were stuck with the original plan. This was a critical piece of information that was never disclosed or properly explained.

When we turned to Linden Wise for support, we were completely ignored and dismissed. The agent we dealt with, Alice Jiang, not only failed to take any responsibility but acted as though she had no connection to the sale whatsoever. Her behavior was evasive, unhelpful, and frankly, unprofessional. For someone representing a real estate company, her lack of knowledge about land regulations and council approvals was shocking and completely unacceptable.

If you are considering buying through Linden Wise, I strongly urge you to look elsewhere. Their practices are misleading, and their agents do not stand behind what they promise. In particular, stay far away from Alice Jiang — her incompetence and unwillingness to take accountability caused us significant stress, financial loss, and regret. Don't make the same mistake we did.

Beware! This agency is dodgy. I would not rent or buy a thing from them. Trying to get anything resolved is impossible and dealing with Judy is like banging your head against a poll only more enjoyable. I had set up a direct debit for rent and forgot to cancel the payment once I had moved out. Judy who did everything within her power to keep the bond, without having any grounds to do so, illegally kept the payment. Her response "you change door remote" (repeated x 10) No, we never used the remotes and we handed you back the originals along with photos to prove this. If you decide to rent a property from them I wish you luck. My advice is never move out because you're in for a ride, so buckle up. Oh and one last thing, if a bug should happen to land on the property after vacated, you're responsible for its removal or your bond will be forfeited. My mistake was the direct debit, as hard as Judy tried to keep the bond, she had nothing. Shonks!

***RENTERS BEWARE***
We had the unfortunate experience of renting a property off Linden Wise in the Gables area.
Judy will do any in her power to deduct money from your bond for 'repair' work. She managed to come up with an eye watering $1788 in things that she deemed unsatisfactory. This ranged from a dead fly she found and photographed on the floor in the hallway all the way up to $500 for 2x new replacement garage door remotes due to us handing back 'counterfeit' remotes (they were the exact remotes we were given in fact, we never actually used the remotes on this brand-new house as our cars didn't fit in the garage so they either never worked or, they needed a new battery each) and the list goes on!
Every single request that we made to Linden Wise was either not executed or it took 5 emails from me to get any traction with. (Brand new house had no fly screens which were meant to be / promised to be installed before we moved in which ended up taking 6 months of me harassing them about it to have it done.
She demanded we have a pest spray done when we moved out as she was concerned about how many insects she saw on the outside of the house although she did say, if insects were a pre-existing issue when we moved in, we should have requested a pest spray from the start. We did actually request a pest spray a week after moving in but were told by Linden Wise that it is the tenants responsibility to have the property sprayed and they would not cover costs.
Luckily for me, I had every email correspondents which sadly for them, left them no choice but to refund our bond in full.
I stupidly didn't cancel my automatic rent payment early enough which resulted in me over paying a weeks rent. Well..... It was round two wasn't it!!! She refused to refund our overpaid rent as she was adamant she was going to use my overpaid rent to carry out all of her imaginary house repairs and stopped replying to my emails + answering my phone calls.
After nearly 5 months worth of emails, we were headed for the rental tribunal. I had all of my supporting documents ready to roll just to receive the payment remittance for overpaid rent 45 minutes before our hearing. Took the day off work and all!!!
Unless you enjoy arguing with an incompetent/uneducated/ arrogant/rude Real Estate agent that Judy Zhu is, I strongly suggest you run for the Hills!!!!

I experienced purchasing my first home with Judy. She was professional and made this beautiful journey seamless for me and my partner. she even gifted us with a bottle of wine! How nice!! Definitely recommend her!!

At least one agent who is unprofessional and bad attitude. The agent said in order to save me money not taking professional photos, in stead she chose two random pictures from online which didn’t show the actual far view of my selling property. The pictures have only one side of open view but in reality my balcony has two sides open views. More serious mistake was the picture didn’t show the far view which is the selling point of the selling property. When I texted her she about my dissatisfaction she said I played ‘doggy game’!! Last week I wrote a complaint letter to the company, until now I received not a word from the company!! At least they should have replied that they have received my email of complaint. U can see how bad they are !!!
