I am writing to share my experience with Hume housing and Michelle Araiji as our agent during the end of our lease, and unfortunately, it has not been a positive one.
From the outset, I found her to be quite dishonest and lacking in transparency throughout the process. As our lease was ending, we made arrangements for the final inspection and took great care to leave the property in clean and acceptable condition. However, when it came time for the inspection, we were informed that we needed to be present, and I sensed she was eager to catch us off guard.
To our surprise, after the inspection, she claimed that the property was not clean to her standards and that we would be charged for cleaning fees. It became evident that her motivations were not aligned with ours; rather than helping us navigate the end of our lease, she seemed focused on finding reasons to keep our security deposit.
Her approach felt sneaky and disingenuous, as we later learned that other tenants had similar complaints about her practices. It left us feeling frustrated and taken advantage of at a time when we were simply trying to fulfill our responsibilities as tenants.
For anyone considering working with Hume housing and Michelle Araiji, I urge you to proceed with caution. My experience suggests that you may encounter dishonesty and unnecessary complications that could lead to stress and financial loss. It's essential to protect yourself and ensure that you have all the necessary documentation and communication clear to avoid a similar fate.

Communication, professionalism and management is seriously lacking. Dealing with Michelle Araiji has not been an enjoyable experience, lot of things seem to slip through the cracks - even simple administrative tasks like sending reports or statements. She doesn't even have the decency or courtesy to address the recipient correctly. Really not a good look on the company as a whole - you need to work on the quality of your services and hire proper staff.

Terrible.

I did a final inspection with Michelle and she said all is well. Bond wasn’t returned 6weeks after I left my studio rental unit (affordable housing). I had to lodge it myself with Fair Trading. Finally, I had an update with Hume and they sent me a $5000 invoice with “Approved scope of work” description. Called Hume numerous times to discuss the invoice however no one bothered to explain. I asked for itemised invoice and received a breakdown of fees such as internally and externally cleaning for $600, clean all blinds for $250, clean inside wardrobe for $126, install new dryer $1800 etc etc. However, Fair trading refunded my bond in full. Few weeks after, they sent a revised invoice to my work address reducing it to $2000. Probably, the owner demanded a full renovation of the unit since they are renting it now to Uko.

I rang the Fairfield office to see about housing and spoke to Brittany. She was an absolute God send, She helped me beyond measures. She made a tough time easier for me and for that I am so thankful. She absolutely went above and beyond for me. If it wasn't for Brittany I don't know where I would be. She is a credit to the company. I hope her team knows how incredible she is at her job. Good job Brittany, you deserve a pat on the back and more.

Do not rent. Officers neglect their responsibility with repairs. Do not trust Ann any repairs just go to the ombudsmen do not even give them a chance to sweep it under the rug. Then they try to cover it up and said it never happen. Contractors treat this as a Ponzi scheme with Ann the asset manager being aware but choose the blame the tenants instead. Referring to ombudsmen with findings after NCAT. Officers to busy to go on holidays to addresss concerns or even provide a call back when their place is water damage . You mention a concern it never gets addressed and they hope you forget about it.
Do not trust Nasrin she seems nice but try whatever tactics to make you stop complaining and will go on holidays when the challenge is to tough. And Michael so says he calls you back but never does and when he does private number no voicemail no email and says job done but you don’t find out until a complaint is raised and still dispute the job is not done. 3 complaints the the simplest matter still does not get addressed. Property was provided damage when moved in than Ann the manager tried to charge me for previous tenant damage. If they did care management wouldn’t ignore my emails because it is behind the scene but here it is in public. If they did care the staff members who caused this situation would not be working there anymore. The responses from the Fairfield team has been nothing more but pathetic. You actually be worse off than when you entered. Only real benefit of living here is close to transport. Having an office downstairs does not mean they will respond. They will hide in their office and make excuses like being in meetings or they don’t work that day. They are not a solution they are actually apart of the reason why we have a housing crisis with officers and management not doing their job. Pretty much officers have a job while tenants furniture is damage and forced to couch surf because they can’t own up to their mistake. If you find your room wet it means they have not fixed the problem. They have rented out an unliveable room to you and they are aware of the problem just ignoring it. The fact they blatantly deny event when it happens in front of your eyes astounds me. These people are not fit to carry out community housing programs.

Do not lease your property to Hume Community Housing. They are completely unprofessional, incompetent and have not effectively managed the move out date for our tenants. We have provided adequate notice for termination of lease (90 + 7 days) but due to mismanagement and a laissez faire attitude, our contact at Hume advised that they needed an additional week only after we followed up at the end of the lease. They are purely reactive and are not proactive in communication at all. They have a total disrespect for the landlord and lack any skills to effectively manage and support tenants in meeting their legal obligations to vacate by end of lease.

Go up
