The room was nice, comfortable, and clean. The bathroom was clean. But more so, I had a great sleep and that is super important, as every traveler knows. || The Bakery Hill area is a great location. Restaurants galore from McD on up. There is a lot of architectural interest within walking distance.

On arrival was given only one card... 4 guest staying which made it hard when going out separately. Pool closed. Frist night, we had hot water. Second night no hot water, office contacted. Said the problem was fixed. 2hrs later we still had no hot water, contact made offered a 1/2 price night. Rooms dusty, and could be cleaned better. Black mold above the shower, no tissues and under 1/4 left on toilet rolls. Dishes and kettles disgusting, and only 3 sets for 4 guest. Also had gray tape over the cord for the heated blanket... Will stay here again.

I don’t even know where to begin with how disastrous my stay was at this establishment. I had specifically booked a room with two queen beds and a kitchenette, but upon arrival, I found that the room had been swapped without any prior notice.

When I arrived around 3:30 pm, reception was completely unmanned. I was left stranded, making countless phone calls over the course of 25 minutes before finally reaching someone. Even then, they gave me the incorrect door code twice, further wasting my time and patience. When I finally got through to the person on the phone, they had the audacity to suggest canceling my reservation, despite me having just driven 700 kilometers to get there. After insisting I needed my room, I was given a room that was entirely different from what I had booked.

Instead of the two queen beds I had reserved, the room contained a single bed and a king bed. There was no proper kitchenette—just a microwave and a toaster, which made it impossible to cook. As a result, I had to eat out, which cost me significantly more than expected.

To make matters worse, the bathtub/hot tub was completely inoperable because the faucet was missing, and the room itself was clearly not cleaned properly. Adding insult to injury, the pool area was shut down without any prior notice, which was one of the reasons I had chosen this location.

Other guests staying at the property were also complaining. They reported having no hot water, and plumbers were stomping around late into the night, making a racket. On top of all that, the external lights kept tripping on and off, creating an unsettling atmosphere.

This experience was a complete nightmare. The lack of communication, poorly maintained facilities, and disregard for guest comfort are absolutely unacceptable. I would strongly advise anyone considering staying here to look elsewhere. This was, without a doubt, one of the worst hotel experiences I have ever endured.

I don't feel this is 4 star accommodation .. very basic room, plates/cups were not clean, no curtain on the shower so water went everywhere, shampoo/soap basically empty. It's okay but maybe wouldn't stay again.

For the price I paid, I was expecting a dump like the motel I stayed at on Warnabool but my god it's better than the motel at Torquay that charged me 2.5x the price for less. The outside of the motel itself looks bland and feels like a dump but the rooms are amazing and priced soooo well. Probably cheapest motel in all of Ballarat. It's also very close to all the food places which is a bonus

Tired room, fairly clean, shower could do with a good scrub, pink mould in grouting. Water pressure was good and plenty of hot water. Bed was comfortable. Air con worked well. The electric blanket should be replaced, both controls had wires exposed. We didn't feel they were safe to use, and it was a very cold night. The whole place seemed poorly maintained. Wouldn't stay again.

Well sized rooms and car park. Room was clean but was aged with rips in the couch materials.
Otherwise fine for a quick stop over.

Stayed again and had a much nicer experience in another room, still lovely staff but this room was kept in better condition, no damaged furniture or problems. Lovely overall second time around.

We were only looking for somewhere to stay overnight and there were not a lot of options available at short notice, so booked here. The place is quite dated but was clean enough (that's where the positives end). The pillows were as hard as rocks; there was an electric blanket, but my side did not work - probably due to the masking tape around it because obviously the cord was damaged; the shower door did not close properly and the television was useless. There were bags of rubbish lying around in the carpark area. Very happy to get out of the place.
