NOT SUITED FOR FAMILIES & HOUSE IS IN DESPERATE NEED OF REPAIRS!

We booked the house for a double family long weekend however on arrival the few items that were the reasons we booked the house were all "broken"!

The indoor pool is NOT heated even though we asked if it was so our kids could enjoy a winter swim. The host advised the heater was broken & only solar heating was available.

The house is unable to be heated adequately.

We spent the weekend freezing Day & Night in our bedrooms finding out later after we advised the host to be told oh no maybe it doesn't work. One side of the house has a large knocking noise that goes ALL DAY & NIGHT so sleeping was impossible as well as irritating during the day.

the only warm room where the open fireplace is has no working TV in lounge which we were also told after checking in is broken. The host told us to enjoy each other's company around the fire talking instead of watching the footy.

So be prepared to be told how to live while you pay to stay.
The host also made a remark that all 8 of us should sit in one of the rooms that had NO HEATING in June if we wanted to watch TV.
The amenities were also not there to be enjoyed with only 1 towel each for 3-night stay, only body wash & hand soap so be sure to bring everything else you need. The kitchen also left us underwhelmed with scratched Teflon Pans, only a couple of very old pots. The fridge + freezer was also dirty; all the surfaces were either dirty or dusty so I had to buy cleaning items to clean the surfaces & lots of cobwebs everywhere.

The only positivity we could find was that the security is good, there was plenty of firewood thankfully & the grounds are lovely however again the tennis court & basketball court is definitely off par to be used which again we were told were a "little broken" & needed repairs.

Definitely not worth the money or anywhere near 4 stars in 2024.

We loved our weekend at Ballarat Primavera. The house was warm, clean and perfectly set up for 2 families, with plenty of space for the kids to play outside.

It is in a quiet location just outside of Ballarat, with a lovely walking track at the bottom of the property.

Wayne and Marcia were friendly and attentive hosts, without being intrusive, and responded quickly to queries.

We would give it 6 stars if we could πŸ™‚

8 of us spent a winter's weekend at Primavera, celebrating a special birthday. Marcia, one of the owners, was there to greet us and show us around. The property is brand new and has been built to very high standards, with all mod-cons and stylish dΓ©cor. The bedrooms are spacious, very comfortable, and each with luxurious ensuite (love the heated floor!). There is even one room fitted with rails etc, perfect for my 89 year old mother. The stand-out for us was the huge living/dining room with its roaring fireplace - just fabulous. ||||We cooked both nights, and again the kitchen has everything we needed, with super-efficient European appliances everywhere - even a steamer. There is a lovely enclosed courtyard, which would be great in warmer weather, but this was Ballarat in August, so it was the fire for us.||||There is a lap pool and tennis court, also some gym equipment and bikes for those wanting to explore - ashamed to say we didn't use any of these, but we did pat the friendly goats!||||Marcia was delightful and we all loved staying - will definitely be back.

We enjoyed our stay at the BallaratPrimavera, we stayed in the Jasmine Room admittedly the design of the building itself exposes this room to other guests walking by or using the outdoor spaces directly in front - our blinds were drawn for the duration of our stay. We could not fault the room itself spacious with pleasant decor. The property is about a 10 minute drive to Ballarat City Centre and you will need a car to access.
