I recently had the misfortune of leasing an office space at Regus in Melbourne, Box Hill, and the experience was nothing short of a nightmare. From the moment we signed the lease, it became apparent that this place was determined to squeeze every last dollar out of its tenants, using ridiculous and arbitrary tactics to slap us with extra fees.

First and foremost, let's talk about their incredibly questionable payment policies. We paid our rent in full, up until the end of the month, as any responsible tenant would. However, like clockwork, Regus decided to create an utterly ridiculous late payment fee on the 15th of the month – a full 15 days before the rent was even due. This baffling practice reeks of a blatant money-grabbing scheme, designed to catch tenants off guard and squeeze even more money out of their already sky-high rents.

And oh, let's not forget their utterly absurd insistence on setting up direct debit. If you're not careful and fail to set up this direct debit arrangement, they don't just slap you with a regular late payment fee – no, they take it to the next level. Brace yourself, because they have no qualms about charging you a whopping three months' worth of rent all at once! It's as if they're actively trying to punish you for not allowing them unrestricted access to your bank account.

Trying to find someone who can actually provide assistance or clarify these absurd charges is like searching for a needle in a haystack.

I would strongly advise anyone considering renting from Regus to think twice and explore other options that won't leave you feeling like you've stepped into a parallel universe of financial absurdity.

The facilities at the Regus are fantastic as it presents a very comfortable working environment both for the user and there clients. The service that is being provided by the current Community Manager (Ava) is so much better than all other previous office manager before her. If there was a 6 star rating she would deserve to be presented with it.

Love the new Box hill centre. Very friendly staff - always welcoming, cheerful and helpful to all requests. Melissa looked after me very professionally, Joy and Katie were extremely helpful. Highly recommend the business lounges and office space. Great cafe downstairs is a bonus.

Regus Box Hill is in a great location. The set up of office rooms along with reception area creates a very professional environment for my business. Terrific receptionist and admin support from Ava, makes me feel welcome every day too.

After I have written athe review below yesterday, I received a response from them stating they would love to help resolve the issue. Guess what? They were still unable to provide documentation on restoration work done on my unit but tried to argue that I accepted that the unit was in good condition. I told them good condition only meant no visible damage which I will also return the office with no damage. The original condition given to me was unrestored and they should not expect a restoration fee when they did not do any restoration work for my office. I think they are scammers trying to rip innocent people off.

I was provided with a unit in an unrestored condition after the previous tenant who occupied the unit for 2 years moved out. There were marks everywhere on the walls. This was the first time a rented an office and did not realise the unit needed to be cleaned and repainted before they gave it to me. At the end of my 6 months use of the office, they insisted that I should pay them a restoration fees to repaint and clean the unit for the next tenant. I asked them why didn't they do the same for me in the first place and asked them to provide evidence that the unit had been restored before they gave it to me but they were unable to provide. I asked their management team to come and take a look at the unit themselves but they won't. They sent me survey when I first moved in. I did not give them 5 stars, They said they did not receive the survey and told me to give them 5 stars and re-send. Otherwise they will be questioned. I gave them 5 stars at that time because I tried to get them out of trouble, not because I think they deserve it. If I can make my decision again, I won't give them any stars because they are dishonest people and difficult to do business with.

Horrendous Experience - avoid!

You pay a lot and the service is at best average. There is a high staff turnover which means that you have to educate each new member of staff about your specific requirements and remind them about Regus' commitments made to you.

Security was lax: the side door and exit to toilets are unmonitored. The side door was often unlocked or kept jammed open by smokers.

When renegotiating the contract for a second year they lock you into a far higher rate unless you specifically cancel and then renegotiate. The small print is labyrinthine and they are entirely unforgiving about it. I had to threaten them with solicitors to honour verbal commitments made to me.
