I contacted A1 Homestay for accommodation for my move to Tamworth in May. I liked the photos, reviews and description I'd seen in their advert, it looked very clean, tidy and very well managed.
Raj, the property manager replied to me and was very helpful in ensuring that I had the right room suited to me. He went above and beyond with his help to even swapping the bed for me.

I've now declined my stay as I've been offered a place and Raj immediately refunded me.
To you who is reading my review, thou I never did stay at A1 Homestay I can truly honestly say "Raj will always ensure your happiness during your stay."

The description given of Raj in the A1 Homestay profile I can say is completely accurate. Through our messages back and forth he does come across as a very caring kind hearted person and his tenants happiness is his number 1 priority.

I live in grannyflat at A1 homestay with my 4 friends, the house is very clean and comfortable to live in, all cooking equipment is complete, the landlord also provides free detergent and can be refilled. The landlord was friendly and attentive to our needs and most importantly easy to contact. he also took us around the area in his car. Will definitely come back if I go to Tamworth in the future

I had a pleasant time living here, Raj, the landlord is very friendly and has been very nice to us since the beginning of our journey in Tamworth, he even drove us with his car so we could see our workplace beforehand. The house (granny flat) is nice, clean, and tidy, very well managed.

Long rant, just gotta post some of it in the pictures

do you ever wondered why all those review only 5 stars? 5 stars bond money can back.
but is the bond money function is if you dislike the person you just cut the money out of logical reasons and make things up so you can cut the bond money? no joke cut 100$ bond money, of course we can review based on our experience there, like or not with the rules like he said.
"there is no fair use to take something that doesn't belong to you. That's not fair use."

at first when i arrived, only second days i got things like alergic in my hand because dirty, yet he cut our bond money because we only wash linen bed sheets and not put it back to the bed because haven’t yet dry because cold season. while others review 5 stars, and not put back the linen sheets, they got the money back.

he not respect other privacy, like i said, he cut our bond money because room is dirty, but in fact he go through our room without permission when we’re not in home and he wearing shoes everywhere including go inside our room, but there’s rules saying that we must barefoot so it wont dirty, meanwhile he is roaming around with shoes always

rent expensive but you cannot have personal space and keep adding rules. seeing thru website is not what will you get. also only make decision based 1 sided. everytime add rules non stop. it is hell. you afraid of dark and just turn on the lamp for night, then tomorrow landlord will unplug the lamp so even you turn on the switch it is useless. you cannot do anything even they want to manage your life as what they like, what they wanted. you don’t have freedom eventhough you pay. you can say dislike to the rules but there’s no discuss things over egoist that only want whatever he want because it is his house. it is 2023, we shouldn’t live like that 😅😂 even our family won’t accept it if they know we treated like that to be honest, at least you don’t want even treat your child like that, right? everytime got new rules and fines.
thankyou for the one sided rules, and for the rules that only benefiting the landlord of course. even all human have different needs and wants you cannot shape it into only one point of view like you’re never been there.
if you dislike someone, you will find any way any kind of alibi that match what you want, no matter what other people say, you will be wronged. doesn't make any sense? fine fine fine

the space has a build additional room to maximize the space, definition of want to earn much money 👍🏻 the wall is not full like room so some of them basically like living in the living room. in the photo shown only like queen sized bed but, there is bunkbed, and there’s no photo of it. for full 14 people living inside excl. landlord, the bathroom only 1 and toilet only 1, and everything limited, you do something by all means it will be new rules later. don’t be shocked.

it is already tired after working, on saturday only we can refresh ourself, not everyone have the same activities like “him” who live in the same place, everyone needs is different. maybe the rules are made to benefit some side? IDK. Anyway, we don’t want make any more headache so we never reported him about the sexual harassment and talking louder on the phone everyday even in weekdays often until late/pass midnight/dawn. we just try to understand because the room he has had a big gap in the wall to roof instead we just keep silent, we don’t appreciated even forced to accept it one sided, without discuss (when it said can be discussed lol) the place you can rest need to be comfortable at least, but it keep adding more more more rules. without considering this house full of 14 people with different kind of environment being live together in one place. also even the air conditioning 2$ for 40 minutes, oven 2$ for 60 minutes. even if you forget turn off tv and next day it will be some paper warning you cannot just tell to turn off the TV or turn it off. you will just fine/store it so everyone cannot use it anymore.

The star said it all, good place to stay for WHV holders (5 minute to hatchery or TFI). Good landlord keeping the house always secure and proper, he will help you with any problem you have. Wifi is fast, for getting your steam games and watching some netflix at 4K.
Will definitely miss this place 🫠

Don't trust the five stars, it's not even worth a star
It only got a five stars because they were forced to, if not the bond won't be given back by the landlord.

When i first arrived, it was very dirty, different from the picture that was shown to me, i was very shocked, you have to clean your own room first before use, because it was dirty, and even the pantry too, everything was not like what you expected, that's why the landlord won't sent you the latest picture. (He only sent the picture from website).

You pay so much like $175 per week (8 weeks minimum stay) but even the air con and oven you have to pay, imagine when i arrived at summer, it's very hot, and i have to pay for Air Con like $2 for 40 minutes, and oven $2 for 60 minutes if i want to use it. (And I heard now is already $200 per week and 3 months minimum stay).
At first, there was a toilet paper given, but when there's so much people, suddenly, no more toilet paper, how stingy is that.

There's a lot of paper at the wall which contain rules, so much unreasonable rules here, better find another place to stay, the landlord cannot be reason too, because he was unreasonable, he just see what fits him, and add rules according to him.

There's also two room that doesn't look like a room , because it was only like separated from living room without a full wall, can you imagine, no privacy at all, and also the landlord will just come in your room without notice, with his shoes on, how dirty is that and no privacy at all.

And especially the toilet and bathroom, very dirty.
Imagine only one toilet and one bathroom for like 14 people Seriously? Everyone needs to wait for it.

The kitchen was also very dirty, and also one kitchen for 14 people, wait wait wait again for it.

(This was my own experience, i don't know about others, maybe they just don't wanna write the truth, because of their bond still with the landlord)

And my bond was not fully returned, he took my $100 , and say something like i didn't return the bed linen that was washed, like how i am supposed to take it when it was still wet, it's autumn, come on ( but my friend which was the other tenant, does the same, and his bond return in full ) (Doesn't make any sense at all).
