I cannot recommend 99 Acres highly enough. From the moment we excited our car and approached the front door of our villa, my husband I and I knew we were in for a treat. We were taken instantly taken aback by the spectacular view which the villa overlooked. A beautiful quiet verdant valley below which lots of colourful birds and cows mooing in the distance was just what we needed to escape from the hussle and bussle of life. The villa was tastefully decorated with excellant quality furnishings and linen. The bed itself was one of the most comfortable my husband and I have slept in -- and with over 30 years in the travel industry, in additon to owning our our retreat in the Hunter Valley, trust me when I say the bed was like sleeping on a cloud. We loved our stay and have already started planning our next stay there. One night was simply not enough to enjoy such wonderful facitilies and its surrounds. Thank you Tyler, you were amazing and we look forward to seeing you again soon.

The villas are totally amazing. The guest house is also lovely but be mindful that it's shared with other guests and sound travels from the communal areas. If you dont want to mix it up with other guests then go for the villa. Lovely little touches like a fire pit, orchard and classy furnishings throughout. A short and lovely walk to town. The managers were very responsive to any concerns. We loved it.

Absolutely stunning property! My family and I booked the whole Guesthouse to celebrate our Mum's 80th birthday, and it was everything we hoped for. The rooms are gorgeous, so much so, Mum wanted to organise a shipping container to take all the furniture home! 😂 The space, decor, layout and features were impressive and the location was devine. Kahn was so great to deal with during the booking process, Tyler was exceptional upon arrival and throughout our stay, and Ebony was lovely on our departure. The only negatives, which are minor, are some of the paintwork and finishes need refreshing, the rangehood wasn't working, and the bathrooms require more storage. All that said, I would highly recommend staying here as it is a beautiful property in a hinterland oasis which will make you not want to leave!!

Loved our stay at 99 acres! Beautiful location and stunning scenery. The perfect spot to relax, slow down and enjoy nature. The villa was everything we needed as a family of 4 and if we needed anything, friendly property manager, Kahn was available to help with whatever we needed! He made our stay notably more effortless and enjoyable with his welcoming nature and warm hospitality, all while giving us enough space to feel secluded and comfortable. Thank you for having us!! We will absolutely be recommending 99 acres to all our friends!

What a fabulous time at 99 Acres ! If you are lucky enough you will be greeted by the wonderful Khan full of energy good vibes and love. Impeccable views of beautiful serenity. If you’re lucky you will see some cows and koalas. Escape the hustle of Byron but close enough with a 15 minute drive 99 Acres is the place for you ! You will be ready to relax the moment you walk in the door. The villa has everything you need ! Romantic getaway for a small family or couple highly recommend !

Completely exceeded our expectations, what a beautiful place! We stayed in one of the villas, I did think we would be a little cramped as a family of 4, was certainly not the case . We have loved every minute and cannot recommend highly enough. Kahn is the perfect host, in the most perfect setting. Waking up each day to the morning chorus of wildlife has been such a treat.
